Responsibility
Maintain a habitable property (working plumbing, heat, electricity, roofing, etc.)
Make timely repairs for maintenance issues

Respect tenant privacy (typically 24–48 hours notice before entering, except for emergencies)
Provide written lease agreements
Handle deposits lawfully (including returning them on time after move-out)
Fair housing compliance — no discrimination based on race, religion, gender, family status, etc.
